Down Payment Help for Rhode Island First-Time Buyers in 2026

Ask almost any first-time buyer what is holding them back, and the answer is the same: the down payment. The good news is that Rhode Island has real programs built for exactly this problem. Here is a plain-language overview of what is available in 2026.

The main RIHousing programs

  • 15kDPA: up to $15,000 toward your down payment and/or closing costs, offered as a 0% interest loan with no monthly payments. You repay it when you sell or transfer the home or stop living in it.
  • Extra Assistance: up to 6% of the purchase price or $20,000, whichever is lower, toward down payment and/or closing costs. It is a 15-year second mortgage at the same rate as your RIHousing first mortgage and requires a 620+ credit score.
  • FirstGenHomeRI: a pilot offering up to $25,000 in forgivable assistance for first-generation buyers, generally people whose parents or guardians did not own a home. Funds are limited, and eligibility depends on where you live now.

Most of these programs share a few requirements: a minimum credit score (often 660), a homebuyer education course, a RIHousing first mortgage, and income and purchase price limits. The 2026 RI REALTORS® Homebuyer Grant has already been fully reserved, which is a good reminder that funds can run out. Starting early matters.

Do not overlook income-restricted homes

Some homes are sold below market price to buyers who meet income limits, through community land trusts and deed-restricted programs. The trade-off is a cap on resale price, which keeps the home affordable for the next buyer. For many buyers, it is the most direct path to owning in a market where prices keep climbing.

Your next three steps

  1. Check your credit score and pull together recent pay stubs, tax returns, and bank statements.
  2. Sign up for a homebuyer education course. Many programs require it, and it is worth taking anyway.
  3. Talk with a lender that participates in RIHousing programs, and with an agent who knows how these programs work in practice.
